Skylight Leak Repair in Yuma, AZ

Skylight Leak Repair in Yuma, AZ: Stopping Water Where Glass Meets Roof

Careful Repairs for Skylights Baked by the Desert Sun

A skylight is a hole cut through your roof, and the only things keeping water out are the curb, the flashing, and the seals around the glazing. In Yuma, where the sun shines nearly every day of the year, those seals take a constant beating. Rubber gaskets shrink, sealant cracks, and plastic domes turn cloudy and brittle long before anyone notices a drip. Tip Top Roofing Service handles skylight leak repair in Yuma, AZ by finding the true entry point first, because a leak that shows up next to the skylight is not always coming from the skylight itself.

Rain is rare here, so many homeowners discover a skylight problem only when a summer storm or a winter shower finally tests it. Fixing the weak spots before that happens saves drywall, insulation, and flooring.

What Causes Skylight Leaks in Yuma Homes

Most leaks we trace in Yuma come from heat and UV aging rather than from heavy rainfall. Roof movement between hot days and cooler nights also works joints loose over time.

Common Leak Sources We Find

• Step or counter flashing that has pulled away from the curb or rusted through

• Glazing gaskets and perimeter sealant that have shrunk and cracked in the sun

• Crazed or split acrylic domes that let water through tiny fractures

• Cracked tiles, worn shingles, or a deteriorated foam surface directing water toward the curb

• Curbs that were built too low or never flashed correctly in the first place

Pinpointing which of these is responsible is the difference between a lasting fix and a repeat visit.

Warning Signs a Skylight Needs Attention

You do not always see water dripping. Watch for these clues around the light well:

• Brown rings or peeling paint on the ceiling or the skylight shaft

• Drips that appear only during wind-driven rain

• A musty smell or dark spots near the opening

• Soft or bubbled drywall in the shaft

• A frame or dome that rattles in a strong gust

If any of these show up, booking skylight leak repair in Yuma, AZ early keeps the damage small.

How Tip Top Repairs a Leaking Skylight

Every job follows the same sequence, so nothing is guessed at.

Step 1: Inspection From Roof and Interior

We examine the skylight, the roofing that surrounds it, and the attic or shaft when we can reach it, using moisture meters and close visual checks.

Step 2: Written Diagnosis

You get a plain explanation of where the water is entering, photos of the problem, and a repair scope before any work starts.

Step 3: The Repair

Based on the diagnosis, a Yuma skylight repair can involve:

• Removing and reinstalling or replacing curb flashing

• Resealing the frame with UV-stable sealant rated for high roof temperatures

• Replacing gaskets, glazing, or a failed dome

• Repairing tiles, shingles, foam, or underlayment around the opening

• Correcting slope or diverting water so it no longer collects above the curb

Step 4: Water Test and Review

We test the area with water where practical, confirm it stays dry, and walk you through what was done.

Skylight Types We Service

We work on most residential units, from basic fixed models to larger custom openings.

Units We Commonly Repair

• Fixed, non-opening skylights

• Venting models, manual or motorized

• Solar-powered units with rain sensors

• Tubular daylighting devices

• Custom and architectural glass openings

If the unit itself is near the end of its life, we will tell you honestly that replacement makes more sense.

What Determines the Cost of Fixing a Skylight Leak in Yuma

We do not post prices, because the scope changes a great deal from one roof to the next. The main factors are:

• Whether the leak is in the sealant, the flashing, or the unit itself

• The roofing material around the opening, since tile and foam require different repair methods than shingle

• Size, height, and accessibility of the skylight

• How much interior drywall or insulation was affected

• Whether a new flashing kit or a replacement unit is needed

Repair the Skylight or Replace It?

A repair is usually enough when the glazing is clear, the frame is solid, and the problem is limited to sealant or flashing. Replacement starts to make sense when an acrylic dome is yellowed and crazed, when the frame is warped from heat, or when the skylight is older than the roof being installed around it. If you are planning a reroof, replacing an aging skylight at the same time avoids tearing into fresh roofing later.

Frequently Asked Questions About Skylight Leak Repair in Yuma, AZ

Why would my skylight leak when it barely rains in Yuma?

Because the damage builds up quietly between storms. Sun exposure dries out seals and flashing for months, so the first real rain of the season finds every gap at once. That is why a pre-storm inspection is worth doing.

Can’t I just add caulk around the skylight myself?

Caulk may slow a leak for a short time, but it rarely solves the underlying flashing problem and can trap water in the wrong place. Sealant also breaks down quickly on a hot Yuma roof. A proper repair addresses the flashing and curb, not just the visible gap.

Is my cloudy plastic dome causing the leak?

Cloudiness by itself is cosmetic, but it signals UV damage. Domes in that condition often develop fine cracks that let water through, so we inspect them closely and recommend replacement when the plastic is brittle.

Do you work on tubular skylights too?

Yes. Tubular units leak for many of the same reasons as larger skylights, usually at the flashing collar or a dried-out seal, and we repair them on all common roof types.
