Tile Roofing in Scottsdale and the Phoenix Metro: Repair, Underlayment Replacement and New Installation
Tile is the classic Arizona roof, and it is two systems stacked together: the tile you see and the waterproof layer you do not. Tip Top Roofing Service is licensed (ROC #355034) and GAF-certified, and we work on both layers for concrete and clay tile homes.

What should an Arizona homeowner know about a tile roof?
An Arizona tile roof has two layers that age at different speeds: the tile on top, which can last for decades, and the underlayment beneath it, which does the actual waterproofing. Tip Top Roofing Service repairs, resets and replaces tile roofing, and identifies which layer is failing before recommending any work.

What We Do With Tile Roofs
Each of these has its own page or project example, listed in the related links below.
Tile Roof Repair
Cracked, slipped or missing tiles are replaced, and flashing at walls, valleys and penetrations is rebuilt where it has failed.
Underlayment Replacement
Tile is lifted, the old underlayment and any damaged decking are removed, and new underlayment is installed before the tile goes back.
Tile Reset
Sound tile is stacked, protected and relaid, which keeps the look of the existing roof while the waterproofing underneath is renewed.
New Tile Installation
New concrete or clay tile is specified for the roof structure, with underlayment and flashing planned as part of the same job.
Leak Tracing Under Tile
Water often travels beneath tile before it shows indoors, so we trace the stain back to the opening rather than patching where it appears.
Matching and Replacement Tile
Weathered or discontinued profiles are matched as closely as we can source, and we say so when a perfect match is not possible.
How a Tile Roof Is Built, Layer by Layer
Understanding the layers makes it easier to read an estimate.
- Roof deck: plywood or similar sheathing that carries everything above it.
- Underlayment: the water barrier that sits directly on the deck and catches whatever moisture gets past the tile.
- Flashing: metal at valleys, walls, chimneys and vents that directs water onto the tile surface.
- Battens or fasteners: the hardware that holds the tile in place, depending on the installation method.
- Tile: concrete or clay pieces that shed most of the water and shade the layers below.
Which Service Fits Your Situation
A Few Broken Tiles
That points to a tile repair, provided the roof beneath is dry and sound.
Leaks With Tile That Looks Fine
That points to the underlayment or flashing, and an underlayment replacement is the likely discussion.
A Roof That Looks Tired But Intact
A tile reset may let you keep the tile while renewing everything under it.
Tile Roofing Questions, Answered
How long does a tile roof last in Arizona?
Tile itself is long-lived, with industry sources citing decades to a century or more. The underlayment beneath it is usually the part that determines when work is needed.
What is the difference between concrete and clay tile?
Both are durable. Clay is fired and often chosen for its color and profile, while concrete is molded and comes in many shapes. We work on both.
Do I need to replace tile if the underlayment fails?
Not necessarily. Sound tile can often be removed, stored and reinstalled over new underlayment, subject to what we find when it is lifted.
Why does a tile roof leak when the tile looks fine?
Tile sheds most water, but the layer under it handles whatever gets through. When that layer ages or a flashing opens, water can enter with no visible tile damage.
Can I walk on my tile roof?
Tile can crack under weight, so it is best left to someone who knows where to step. Our blog has a separate article that covers the safe approach.
How do you find a leak under tile?
We check flashings and penetrations first, lift tile at suspect areas and follow the moisture path on the underlayment to the opening.
What does a tile reset involve?
The tile is removed in sections, stacked and protected, the underlayment is replaced, and the tile is relaid. Broken pieces are swapped for matching ones.
Is a tile roof heavier than other roofs?
Yes, tile adds weight, which is why new installations need a structure that can carry it. We check this before recommending tile on a new project.
Can you match my existing tile?
We try to source the closest profile and color. Weathering means new tile may look slightly different at first, and discontinued styles can limit the options.
Do you repair both flat and tile sections on one house?
Yes. Many homes combine tile with low-slope areas, and each section gets the method that suits it.
Do you work with foam or metal on the same house?
We do work on other roof types, but this page is about tile. Ask us about the whole roof and we will give a plan for each area.
Will a repair void my tile warranty?
Warranty terms vary by manufacturer and installer. Share what you have, and we will explain how our work relates to it before starting.
What is a free estimate and what does it cover?
It is a written scope and price for tile repair, reset or replacement work. It does not include a full roof condition report, which is a paid service.
Do you charge for a roof inspection?
Yes. A roof inspection with a written report is a paid service, and it is separate from our free estimate.
Which Phoenix-area cities do you serve for tile work?
We work across the Phoenix metro. The related links below list the tile and city pages we have published so far.
Is insurance involved in tile damage?
If a storm damaged your tile, we can document the condition with photos. Coverage decisions belong to your insurance company.
How should I prepare for tile work?
Move vehicles and patio items away from the house, and let us know about satellite dishes, solar equipment or roof-mounted systems.
Why does the type of underlayment matter?
Felt, synthetic and self-adhering products behave differently under tile. We choose by roof and manufacturer guidance, and our blog explains the categories.
Who does the work?
The work is done under Arizona ROC #355034, which you can look up on the state registrar site.
How do I get started?
